What’s in the Deal Package

Five documents, prepared from your deal’s own numbers. Together they record what the two of you have agreed and show where every figure comes from.

The buyer’s side: what they pay each month and how their down payment builds, year by year.

  3. 03

    Rent-to-Sell Analysis

The seller’s side: cash flow and net proceeds across the term.

  4. 04

    Purchase Scheduler

The buyer’s accumulated credit against the purchase price, month by month.

  5. 05

    Document Checklist for Counsel

The papers your lawyer will need, such as the title search, any existing lease and the property tax assessment, listed so they can be gathered before the first meeting.

Both of you work from the same package. Buyer and seller see identical numbers before anyone signs.

Why it matters

Most rent-to-own deals start as a conversation and a few numbers on a page. Hand that to a lawyer and the first job is working out what the deal actually is: how the option fee is credited, what accumulates each month, what happens at renewal. That work is billed by the hour, and any point the two of you understood differently comes up halfway through drafting, when it costs the most to fix.

With the Deal Package, the terms are settled and written down before the legal work starts, so your lawyer’s time goes on the agreement itself.

How it works

  1. Free consultation. Thirty minutes on your situation, the property and where things stand, with a first check on whether the numbers can work.
  2. We build the deal. We learn each party’s finances, goals and limits, and model the scenarios, over as many sessions as it takes to reach terms you both accept or to find that the deal isn’t viable.
  3. You receive the Deal Package. The five documents above, ready to take to your lawyer.

The price

CA$699 for the RTOCalc Deal Package

The consultation is free. You pay only once we’ve confirmed your deal is viable, and if it isn’t, you pay nothing. We’d rather walk away than help you into an agreement that’s going to fail.

The Deal Package is not a legal agreement; your lawyer drafts that. RTOCalc does not provide legal advice, takes no side in your deal and takes no commission.
