Why This Model Works for Investors
Deal-ready opportunities
Every opportunity we present has been fully modeled using the RTOCalc system. You see the complete financial picture — purchase price, RTO terms, projected cash flow, and exit price — before you commit.
Pre-qualified tenant-buyers
Every applicant has been assessed for savings, income stability, and a realistic path to mortgage qualification. These aren't hopeful renters — they're serious buyers on a defined timeline.
Built-in exit strategy
The tenant-buyer has committed to purchasing the property at a pre-agreed price. You're not hoping for market appreciation or scrambling to find a buyer — the exit is built into the agreement from day one.
Motivated tenants
RTO tenant-buyers treat the property like their own because it will be. This means better maintenance, fewer issues, and lower turnover risk than traditional rentals.

How It Works
1. Join the Investor Network
Submit an expression of interest and tell us about your investment criteria — location, budget, property type, and whether you can obtain financing.
2. Receive Matched Opportunities
When a qualified RTO applicant identifies a property that fits your criteria, we present you with the full deal package — applicant profile, property details, modeled RTO terms, and projected returns.
3. You Decide
Review the opportunity, do your own due diligence, and decide whether to proceed. There's no obligation until you choose to move forward.
4. Acquire and Earn
Purchase the property, enter into the RTO agreement with the tenant-buyer, and earn returns through monthly cash flow and the pre-agreed sale price at the end of the term.
Frequently Asked Questions
What is the finder's fee RTOCalc charges?
A one-time fee upon successful match completion — when the RTO agreement is signed and the property closes. The amount is transparent and agreed before you commit to any deal. You never pay unless a deal closes.
What happens if the tenant-buyer doesn't exercise their option?
The option lapses and you retain the property, the accumulated option fees paid to date, and any monthly price credits not yet applied. The specific terms are documented in the RTO agreement structured at the start.
Do I choose the property, or does RTOCalc?
The tenant-buyer identifies the property they want to live in — typically from MLS. You then decide whether to acquire that specific property based on the deal package RTOCalc prepares. You always make the final acquisition decision.
Do I need to be an accredited investor?
Not required, but RTOCalc assesses available capital and financing ability as part of the intake process. Most matched deals require the ability to acquire a property in the $500K–$900K range.
What markets is RTOCalc currently operating in?
Currently Canada-focused, with US expansion planned. Deals are structured based on the applicant's location and your preferred investment area.
How long until I receive a matched opportunity?
It depends on your location preferences and capital range. RTOCalc will give you a realistic timeline based on the current applicant pipeline when you submit your expression of interest.
Our Fee
RTOCalc charges a one-time finder's fee to the investor upon successful completion of a match — when the RTO agreement is signed and the property closes. The fee is transparent, agreed upon in advance, and only payable when a deal is completed. You never pay unless a deal closes.
All investments involve risk. Projected returns are estimates based on the modeled deal structure and are not guarantees. Each deal is evaluated individually. RTOCalc does not provide investment advice — investors should conduct their own due diligence.
