Pathway to Homeownership
We connect you with the right investor — so you can rent-to-own the home you want.
Check Your EligibilityNot every rent-to-own opportunity starts with a willing seller. Sometimes the perfect home is sitting on MLS, and you need someone to acquire it for you.
Pathway to Homeownership connects qualified RTO applicants with vetted real estate investors who purchase properties specifically for rent-to-own arrangements. We handle the matchmaking — finding the right investor for your situation, modeling the deal using the RTOCalc system, and making sure the agreement is structured for your success.
You focus on finding your home. We focus on finding the partner to make it happen.
How It Works
1. Apply & Get Pre-Qualified
Complete the intake form below and we'll match you with a mortgage broker who confirms your financial position and identifies what needs to happen to qualify — improving credit, paying down debt, or letting income history season.
2. Find Your Home
Identify a property on MLS that fits your budget and goals. We'll model the full RTO agreement using the RTOCalc system to make sure the deal works for everyone involved.
3. Get Matched with an Investor
We connect you with a vetted investor from our network who acquires the property on your behalf. You move in under a Progressive Rent-to-Own agreement with a clear purchase timeline — typically 2 to 5 years.
4. You Purchase the Home
When you're mortgage-ready, you exercise your option and buy the home at the pre-agreed price. Every dollar you've paid in option fees goes toward your down payment.
Who This Is For
- You've been pre-qualified (or are close to qualifying) for a mortgage but need 1–3 years to get fully approved
- You have savings for a down payment (typically 5% or more of the property value)
- You may need to clear debts, improve your credit score, or meet other lender requirements
- You may already qualify for a mortgage but have a specific reason to defer purchasing (e.g., business transition, relocation, recent employment change)
No fees charged to the RTO applicant.
Our fee is paid by the investor upon a successful match. All terms are modeled transparently using the RTOCalc system — both the applicant and the investor see the same numbers.
A small commitment fee (typically $1,000) is required once you've selected a property and an investor is ready to make an offer. This fee is credited toward your Option Fee at closing.
