The listing that won't move can still become your best deal of the year.
RTOCalc connects realtors with a structured rent-to-own system that turns motivated-but-unqualified buyers into real transactions — and gives you two commission opportunities on the same property.
commission opportunities on a single RTO property
average time on market before sellers consider alternatives
of mortgage applications declined — many are your buyers
Some buyers are ready. Some just need a bridge.
Stale listings cost everyone
A listing sitting 90+ days signals something is wrong to the market, even when nothing is. An RTO-ready investor buyer can be the exit your seller needs.
Declined buyers don't come back
When a buyer can't qualify, most agents send them away with vague advice. Without a plan, they don't return — and neither does the referral.
One commission when there could be two
A traditional sale pays once. An RTO arrangement handled correctly gives you the acquisition commission now and the resale commission when the option is exercised.
Two Commissions
On a single RTO property
When an investor acquires a property for an RTO arrangement, you earn the acquisition commission at close — same as any other transaction. When the tenant-buyer exercises their option 2–5 years later, you're positioned to represent the resale. One property, two paydays.
Sample Agent Value
Across a single 3-year RTO deal (2.5% commission)
| Purchase price (acquisition) | $525,000 |
| Acquisition commission (2.5%) | $13,125 |
| Option price (resale at yr 3) | $630,000 |
| Resale commission (2.5%) | $15,750 |
| Total agent value | $28,875 |
One property, two commissions over 3 years

Three Ways Realtors Work with RTOCalc
Whether you're representing a seller with a stale listing, a buyer who can't qualify yet, or an investor looking for cashflowing properties — RTOCalc has a structured path that creates a real transaction.
You have a listing that needs a buyer
- Identify a motivated seller open to an RTO arrangement (typically 60–90+ days on market)
- RTOCalc models the deal and matches a pre-qualified RTO applicant with a vetted investor
- The investor acquires the property — you earn the acquisition commission at close
- When the option is exercised 2–5 years later, you represent the resale — second commission
You have a buyer who can't qualify yet
- Your buyer is declined or not yet mortgage-ready
- Refer them to RTOCalc's Pathway to Homeownership Program
- RTOCalc matches them with an investor and structures the RTO agreement
- When the option period ends, your buyer purchases — you represent them at close
You have an investor client looking for yield
- Your investor client wants a cashflowing property with a built-in exit strategy
- RTOCalc matches them with a pre-qualified tenant-buyer who has already identified a property
- Your client acquires the property — you earn the acquisition commission at close
- The tenant-buyer purchases at the end of the option term — predictable exit, no vacancy risk
What This Means for Your Practice
Earn commission on the acquisition
When an investor purchases a property for an RTO arrangement, that's a real transaction. You represent the buyer or seller and earn your commission at close — same as any other deal.
A second commission at option exercise
Stay involved through the option period and you're positioned to represent the transaction when the tenant-buyer purchases. One property, two paydays.
An exit for stale listings
Sellers with properties sitting 90+ days are often open to alternatives. An RTO-ready investor buyer is a real full-price offer — not a lowball. Your seller gets a path forward.
A real answer for declined buyers
Instead of losing a buyer relationship to a declined mortgage, refer them to a structured program and stay connected. They come back to you when they're ready to close.
No referral fee arrangement needed
Your compensation comes from the transaction itself — acquisition and/or resale commissions — the same way it always has. No compliance questions.

Frequently Asked Questions
Does RTOCalc pay realtors a referral fee?
No — and that keeps things simple. Your compensation comes from the transaction itself: acquisition commission when the investor buys, and potentially resale commission at option exercise. No referral arrangement, no compliance questions.
Will my seller's listing be tied up during the RTO term?
No. The property sells to the investor at the start — it closes as a normal transaction. The RTO agreement is between the investor and tenant-buyer after that. Your listing closes normally.
What kind of sellers are a good fit?
Motivated sellers with listings that have been sitting — typically 60+ days. In most cases, the property sells to an investor at close, so the seller gets a clean exit and you earn the acquisition commission immediately. In some cases, a seller may choose to offer the property as RTO directly — bypassing the investor acquisition. This can work, but the realtor's commission would come at option exercise (typically 2–5 years later) rather than at close. RTOCalc can model both scenarios.
What kind of buyers can enter the Pathway program?
Buyers who are close to qualifying but need 1–3 years to clear a specific barrier — debt, savings, credit, or a stress test gap. Requires 5%+ in savings and a realistic path to qualification.
What kind of investor clients are a good fit?
Investors who can obtain financing for a property in the $500K–$900K range and are looking for predictable returns rather than speculative appreciation. They don't need to be accredited — but they do need the ability to acquire and hold a property for 2–5 years. RTO deals suit investors who value low vacancy risk, monthly cash flow, and a pre-agreed exit price.
Do I need to understand RTO in detail to refer clients?
No. Your role is the introduction. RTOCalc handles the assessment, deal modeling, investor matching, and agreement structuring. We'll walk you through the platform if you'd like a deeper look.
Is this available across Canada?
The Pathway to Homeownership Program is currently available in Canada, with US expansion planned. RTOCalc's calculator tools support both markets.
