The client you decline today can still become your mortgage tomorrow.
RTOCalc's Pathway to Homeownership Program gives declined applicants a structured 2–5 year path to qualification — and returns them to you, mortgage-ready, when they get there.

A declined application shouldn't mean a lost client.
The stress test creates qualified borrowers who can't qualify
Good income, solid credit, real intent to buy — but the stress test math doesn't work right now. These clients need time, not a different broker.
There's nowhere structured to send them
Telling a client to "work on their credit and come back" rarely works. Without a plan and accountability, most never return.
The origination goes to someone else
Two years later, when that client qualifies, they've forgotten your name — or worked with someone who stayed in touch. The commission goes elsewhere.

mortgage applications in Canada is declined
Most of those clients walk out the door and don't come back — even after they've sorted out their credit or saved more. The broker who invested in that relationship loses the origination to whoever the client finds next.
How It Works
1. You refer the client
When an application is declined, you introduce the client to RTOCalc's Pathway to Homeownership Program. One referral. No paperwork on your end.
2. We assess and structure
RTOCalc evaluates the client's eligibility, models their path to qualification, and matches them with a vetted investor who purchases their chosen property.
3. The client rents to own
The client enters a Progressive RTO agreement — locking in today's price, building savings, and working toward the qualification criteria they need.
4. They come back to you
At the end of the option period — typically 2–5 years — the client is mortgage-ready. RTOCalc refers them back to you to write the mortgage.
What This Means for Your Practice
Declined clients stay in your pipeline
Instead of walking out the door permanently, a referred client remains connected to you through their RTO term — and to the mortgage you'll write when it ends.
No fee, no compliance complexity
This isn't a cash referral arrangement. No fee changes hands between you and RTOCalc. You refer, we structure, and you write the mortgage at the end.
Recover originations you would have lost
On a $600K mortgage at ~0.85%, that's roughly $5,100 in commission per file. Across several declined applications a year, the pipeline value adds up.
A real answer for stress-test declines
For clients who are financially sound but can't pass the stress test right now, RTO is a structured bridge — not a consolation prize. It's a real answer instead of "sorry, come back later."
Differentiate your practice
Most brokers say no and move on. A broker who offers a structured path forward — and stays involved — builds a reputation that generates referrals of its own.

Frequently Asked Questions
Is there a referral fee arrangement between RTOCalc and my brokerage?
No. This is a mutual referral partnership — no cash changes hands in either direction. You refer declined clients to us; we refer mortgage-ready clients back to you. Your payoff is the origination at the end of the option period.
Does my client pay anything to enter the program?
There's no fee to the client for the assessment or matching process. A commitment deposit (~$1,000) is collected once a property is selected — this is credited toward their option fee at closing, so it's not lost.
Will RTOCalc refer my client to a different broker at the end?
No. The referring broker is retained throughout the option period. When the client is mortgage-ready, RTOCalc refers them back to you. Your pipeline stays yours.
What types of clients are eligible for the Pathway program?
Clients who are pre-qualified or close to qualifying, have 5%+ savings, and need 1–3 years to clear a specific barrier — credit score, debt reduction, stress test gap, or a documented reason to defer.
How transparent is the deal structure for the client?
Fully transparent. RTOCalc models every deal using the same calculator tools available to the public. Both the client and the investor see identical numbers. No hidden fees, no predatory terms.
Is this available across Canada?
The Pathway to Homeownership Program is currently available in Canada, with US expansion planned. RTOCalc's calculator tools support both markets.
